The Ellis Park-based team constantly pressured the University players and did not allow the students to settle into their fluid passing game.
Roslyn-Wakari took the lead in the 11th minute when set-piece specialist Aajay Cunningham delivered the perfect free kick into the penalty area. Flatmate Fraser Cameron timed his run to perfection to glance a header into the corner of the goal, leaving Varsity keeper Danniel Bocatios stranded.
Roslyn's set plays were always dangerous, as Cunningham consistently delivered arcing balls hit with pace into attacking areas of the University penalty box.
The rest of the first half was an arm-wrestle for possession and territory.
University gradually climbed into the match through some good attacking play down the left flank by pacy winger Jeremi Fong.
A tactical substitution at halftime enabled Brazilian flair player Gui Melo to enter the fray and he immediately started to display his arsenal of skills and tight ball control.
A penetrating move down the right flank by Roslyn in the 65th minute had Phil Craik lobbing an attacking cross into the area.
With University defenders appearing flat-footed, striker James Govan anticipated well and attacked the ball, forcing Bocatios into a partial save.
Good support work by team-mate Damien Foster helped Roslyn double its lead, the last touch being claimed by Govan centimetres from the goal line.
With time up on the clock, a Varsity defensive mix-up presented Govan with a gift to pass the ball into the empty net to make the final score line 3-0.
Queenstown continued its solid home form and banked three valuable points when it beat Green Island 2-0 at the Events Centre.
After an even first 30 minutes, Rovers crafted the opening goal with some superb individual technique as striker Ramzi Toumi chipped the Green Island keeper from 30m.
The game was sealed for the home team in the 80th minute with a flowing counterattack that finished with a great strike from Olly James, leaving Green Island with consecutive losses.
With frontrunners Caversham and Dunedin Technical on Chatham Cup duty, and clear distance from the chasing pack, Roslyn-Wakari moved into third place, on 19 points.
Seventh-placed Queenstown is just three points behind.
