A resource consent application lodged with the Queenstown Lakes District Council details plans for the construction of a 143-room hotel, five retail spaces fronting Ardmore St, seven food and beverage outlets accessed by an internal laneway and 56 residential units.
The application by Wanaka Central JV Ltd would cover five separate land titles of 1050sqm between 42 and 64 on the north side of Ardmore St and encompasses a total land area of 5100sqm.
The land is at present home to a bungalow and a fish and chip cart and sits between the ANZ bank and Heartland Design and Print.
The proposal from Wanaka Central JV directors Five Mile developer Tony Gapes, of Auckland, and Brett Gamble, of Christchurch, was discussed with the council at two pre-application meetings, in April and October, before the application was received by the council last month.
According to the application, a strip of mixed-use blocks connected by a double height atrium are proposed on the ground floor facing Ardmore St.
A row of 12 one-storey apartments would be placed above the ground floor buildings west of the entrance atrium and two levels of eight, single-storey apartments would sit above the ground floor to the east of the atrium.
The atrium space would connect Ardmore St with a lift and lobby of the hotel.
Directly behind the Ardmore St development would be a three-storey apartment block, in which 17 one-bedroom residential units would be placed on the upper two levels.
The northwestern part of the development would contain four blocks of apartments facing the west of the development towards Monley Ln.
Three of the blocks would be two storeys high and contain seven residential units each, while the other would be three stories high with 11 residential units.
The 143-room hotel complex would consist of two hotel blocks.
The northern hotel building would be four storeys and the southern building one predominantly three storeys, the application states.
A rooftop bar and terrace on the fourth storey was planned.
Pedestrian access to the hotel would be through the atrium from Ardmore St and the upper basement level car park.
The development would include a car park accessed off of Monley Ln.
The applicants also propose to upgrade Monley Ln, to where the walkway meets the lane at the most northeastern point, to make it more pedestrian-friendly and improve the connection with Ardmore, Hedditch and Lismore St as well as provide appropriate access to the car park for the development from Ardmore St.
