More residential homes are proposed for the area between Cardrona Valley Rd and Ballantyne Rd in Wanaka.

Alpine Estate Ltd has applied for resource consent to develop a 94-lot subdivision in a 11.9ha area east of Cardrona Valley Rd.

David Reid, of Wanaka, and Mark Tutty, of Queenstown, are the directors and majority shareholders of Alpine Estate.

The site previously received resource consent approval in January 2017 to subdivide a 2.2ha area into 14 residential lots.

The proposed new subdivision would connect with the approved lots.

Under the operative district plan the land is zoned rural, which does not provide for housing. However, the land has a proposed zoning of low density residential under the proposed district plan.

The proposal provides for 94 residential lots ranging in area between 400sqm and 2040sqm across the site.

Mr Reid said the diverse range of lot sizes was a result of feedback Alpine Estate received during the process of gaining consent for the neighbouring 14-lot subdivision.

‘‘When we first designed Alpine Estate we felt that the sections would need to be large because we thought that’s what the market was. What came back to us was that the market was actually for smaller sites rather than larger sites.’’

The site also adjoins the 281-dwelling special housing area, proposed by Bright Sky Land Ltd earlier this year, and the Aspiring Lifestyle Retirement Village.

Mr Reid is also a director of Bright Sky Land Ltd.

He believed the area, which is next to the Three Parks development, could become ‘‘the Frankton of Wanaka’’.

‘‘The locals are going to do their shopping in there and probably stay more away from the lakefront, which I guess will become a tourist area,’’ he said.

The proposal has gone out for public notification, and submissions close on May 11.
