As currently planned, Bullenrise, immediately west of Arthurs Point’s Bullendale, comprises 17 multi-unit sections — for anything from two to 12 homes — and 12 single-home sections.
One nine-unit section has already been donated to the Queenstown Lakes Community Housing Trust to develop affordable housing.
Christchurch-based developer Mark Tammett’s land was initially consented as a ‘special housing area’ in 2020.
Local Colliers agents Candice Buchanan and Vera Stewart say sales of single-home sections have gone well, with four recently snapped up including two for less than $400,000 and the others at $439,000 and $449,000 — another seven along the back have yet to hit the market.
Tammett says he has a contract on two of the 12-unit-capable sections, but otherwise the sites targeted for three-unit homes or above haven’t sold.
"Somewhat to my surprise there hasn’t been a lot of interest in the bigger units.
"It’s just people not having enough funds to buy a big lot and then get the funding to do the build."
He’s seeking, as a result, modifications to his resource consent to allow more flexible options, like splitting up a three-unit section into three sites at $350,000 each.
A bonus for section buyers is they inherit consented build plans if they wish to use them.
Tammett’s hoping to let a contract for civil works before Christmas, with titles likely out in early 2026. Unlike many other subdivisions, he won’t build Bullenrise in stages.
