New development provisions to the Bendemeer special zone near Lake Hayes will mean fewer residential units than the district plan originally allowed.
Provisions for fewer residential units and larger lots were approved by the Queenstown Lakes District Council strategy committee yesterday.
The report was put forward to change the purpose of the ''special zone'' development to a ''rural residential'' zone and enable development of ''limited'' residential, commercial and visitor accommodation activities within an open rural environment.
The changes mean reducing the maximum residential density from 75 to 39 units, adding a greater height maximum of 7m for dwellings, and a maximum of 600sq m for building platforms.
Colliers International valuator Andrew Hyndman said the owner of 23 lots, Mount Farm, wished to see the zone developed in a manner so as protect the land's attractiveness and amenity.
