Dunedin scored five tries in the first spell to lead 27-3 at the break and added six more in the second spell.
The strong front row of Kelsey Miller, Will Henry and David Smart laid the foundation as Dunedin pushed Zingari back in the scrum.
Dunedin also controlled the line-out and monopolised possession and territory.
First five-eighth Josh Hamilton controlled play and showed several magic touches as he mesmerised the Zingari defence.
He teamed with centre Simon Davey and the pair set up the breaks for a fine array of tries.
The forwards also did their bit with some strong driving inside the 22m for two tries early in the second spell.
Flanker Sam Green's support play helped the continuity and flow of the Dunedin backs.
The only Zingari player to enhance his reputation was halfback Ben Defarias.
The Zingari tackling was virtually nonexistent and this enabled Dunedin to pile on the tries.
