A significant section of development beachfront land, with resource consent in place to be subdivided into several lots, has come on the market in the Catlins.

Located about 180km south of Dunedin and 85km north of Invercargill, the 5.44ha block of land at 534 Waikawa-Curio Bay Rd already has resource consents approved so it can be subdivided into 16 lots.

The subdivided section sizes can range from 885sqm to 2226sq m.

Property consultant Graeme Jackson said there was nothing else like it.

It was a unique opportunity to own a "special slice" of New Zealand.

"To have a beachfront subdivision of this nature with those sort of consents in place is pretty special."

There was also provision within the resource consent for a visitor accommodation and restaurant on three of the lots.

"You can actually tag on to the infrastructure which is going to be going on down there."

Some of this included the construction of a $5 million natural heritage centre led by the South Catlins Charitable Trust and supported by the Southland District Council, the Department of Conservation and local iwi.

Construction on the heritage centre’s car park had begun and work on the centre itself was expected to start next month.

Mr Jackson said the whole area near Curio Bay in the Catlins was getting a "revamp".

He expected the number of visitors in the area would grow above recent annual records of 100,000 in the next few years with the growth in tourism and projects in the area.

The site was previously purchased by Porpoise Bay Ltd developer Wayne Foley in 2002.

The company undertook work in 2009 and 2010 related to the subdivision, which included earthworks, stormwater reticulation, roading access, planting and fencing.

In a statement, Porpoise Bay Ltd said it was the right time to offer the property and project to the market for those interested in coastal residential development or tourism activity.

Offers on the site will close on March 24, unless it is sold beforehand.
