Even allowing for the host of architectural masterpieces on Queenstown Hill, a four-bedroom home for sale at 61 Highview Tce arguably still stands out.

Completed in 2013, it’s striking for its exterior cladding — vertical black-stained cedar contrasted with precast concrete panels with wood grain texturing — and sheltered outdoor entertainment area, including a swimming pool and spa pool.

The property’s for sale, closing January 23, via Arrowtown-based Luxury Real Estate agent Sam Jones. He’s encouraging interest "circa $4 million-plus".

"However, the vendors are very motivated to sell, and basically just want to put a bow around it.

"If that was across the front side of Queenstown Hill, you’d probably be talking at least $6m-plus.

"So I think for someone who doesn’t need to be in walking distance to town, there’s a lot of bang for your buck.

"Based on my experience with selling these sorts of properties on Queenstown Hill, I don’t think you’d replace it for much under $10,000 a square metre — and that’s just the house.

"And then you throw in the swimming pool and landscaping and the cost of the land, and the replacement cost of it would be exorbitant by today’s standards."

Added to which, Jones says, a buyer doesn’t need to go through an arduous two-and-a-half to three-year process building the house.

What impresses him is not only the home’s "exceptional" build quality, but also the way its original owner maintained it.

"We sort of use the word ‘fastidious’ now and then, but this house has been about as fastidiously maintained as I have seen in terms of every detail."

And in his knowledge of Queenstown Hill and central Queenstown properties, Jones thinks only about two or three have swimming pools.

Other features of the house, which has the master bedroom with a large ensuite on the floor above, include a double-sided gas fireplace in the living room, concealed butler’s pantry and a TV lounge that can be partitioned via a large cavity sliding door.

Jones adds: "We’ve got some good interest coming out of Australia and from a couple of locals as well."
