Two parcels of privately owned land have been added to the area the Queenstown Lakes District Council is proposing to rezone as town centre.
Councillors will discuss the additions which will be considered as part of a report on plan change 50 - Queenstown Town Centre Zone - at a special meeting in Queenstown tomorrow.
The new parcels are 34 Brecon St and an area bounded by Lake, Beach, Hay and Man Sts referred to in the report as the ''Beach Street block''.
In a summary of the report for councillors, consultant planner Nigel Bryce said the Beach St block would retain its existing height and noise standards.
The rezoning of the remaining land would be ''more enabling'' in terms of height, land use controls and development rights, but would be subject to more detailed design requirements.
Deputy mayor Lyal Cocks said the report on plan change 50 being tabled at the meeting was required by section 32 of the Resource Management Act to assess the impacts of such a change.
The two additional land parcels ''made sense'', and were the result of consultation with landowners and advice from policy planners on the most appropriate areas for expansion.
He was unsure what issues would be raised at the meeting's public forum, but was confident of some ''strong support''.
Chief executive Adam Feeley said if the council decided to proceed with notification of the plan change, a period of formal consultation would be required under the Resource Management Act, with a hearing likely in November.
The council has already resolved to use independent commissioners to consider the plan change.
