But the schoolhouse would be included in a common area to be managed jointly by the subdivision's lifestyle block owners, the application for the 14-lot ''School House Subdivision'' says.
Bendigo Station has applied for resource consent for the subdivision and land use consent for specific building platforms on 10 of the sites.
The 178ha block was within the historic Bendigo mining area, and a Department of Conservation reserve was south of the property, the application, prepared by Landpro, said.
Ten of the proposed lots would be sold as rural lifestyle blocks, nine of 2ha and one of 3.12ha; two would be retained for expanded vineyard areas; one would be a common area of 20.89ha incorporating the schoolhouse; and the last would be a 105.22ha area retained by Bendigo Station for the handling and movement of stock.
The application said the land was zoned rural resource area. It had been a sheep farm and was used at present for ''sporadic, very low intensity dryland grazing''.
The site is west of Blue Mines Rd and south of Bendigo Loop Rd.
Water for all lots would come from the local School House Terrace Services Scheme.
The development would lead to extra traffic on Blue Mines Rd and Bendigo Loop Rd, but would have ''no particular effect'' on a significant amenity landscape to the northeast of the property, the application said.
The proposal would help address the demand for rural lifestyle blocks in the district and, with its ''mitigating measures'', was not contrary to the council's district plan.
The applicant is seeking a five-year lapse period for the subdivision consent, and 10-year lapse periods for the building platform consents. Submissions on the proposal close on August 15.
