In the sales blurb for Queenstown Hill’s 2A London Lane, three other ‘l’ words are deployed: "luxury, location and lucrative investment potential".

Local Harcourts agent Kirsty Sinclair, who’s marketing the four-bedroom townhouse with colleague Adam Evans, says "this has the real estate trifecta of desirability".

"It has a premium location, it’s got outstanding views, and it’s also got a visitor accommodation consent."

For the past 10 years, the vendor has run the property as a very successful Airbnb.

"It’s been an absolute pleasure sharing this stunning holiday villa with visitors from across New Zealand and around the world," she comments.

She says visitors are frequently "gobsmacked" by the views.

"And I’ve spent the past 10 years renovating, maintaining, getting it more and more beautiful every year.

"I get comments from guests that it’s got one of the most well-equipped kitchens they’ve seen and often that it’s the best Airbnb they’ve stayed at."

The vendor also boasts of "the best spa pool views on Queenstown Hill".

Built in about 2003, "it’s really been maintained so well by the previous owner and then this owner," Sinclair says.

She adds despite its lofty views, it’s also handy to the town centre, as the private lane comes off Windsor Pl, which is off Edinburgh Dr.

Each property owner on the lane also owns a 14th share of the lane.

According to a rental appraisal by local Harcourts property manager Paul Hibbert, for short-term stays the property could achieve $925 to $1050 per night during ‘standard season’, and $1250 to $1300 at high peak season — while for long-term rental it could generate $1250 to $1500 per week.

The property’s for sale by deadline sale closing March 5. A clue to its value could lie in the fact 2B London Lane, which has a very similar floor area, sold in October for $2.5million.
