Dunedin already looks full for Elton John a year out from his arrival.
Despite Dunedin Venues only announcing the February 4, 2020, Forsyth Barr Stadium show on Sunday, most booking websites yesterday were showing no available rooms for the night in the city.
Last night, Airbnb still had 73 Dunedin rooms, compared with 151 the following weekend.
The shortage could be exacerbated by the week-long Masters Games, from February 1 to 9.
The accommodation situation is similar for Fleetwood Mac on September 21.
Otago Motel Association president Alex Greenan said John would definitely be a ``high-demand'' time.
"It is going to be a big event for the South Island.''
The overlap with the Masters Games was ``not helpful'', he said.
"Another week on would have been fine. It's a matter of councils working with promoters.''
Part of the reason for a lack of rooms could be some accommodation providers removing listings until concert tickets were available. This avoided cancellations from those who could not secure tickets.
Commodore Motel owner Rick Meder said John was a major event that would book out any city.
He had no rooms available that weekend, he said.
Some accommodation owners also removed listings from booking agents' sites during these periods to avoid extra fees.
His motel had a few one-night bookings, but most people used the occasion for a weekend or more away.
I-Site Dunedin visitor centre manager Louise van de Vlierd said accommodation would ``not be an issue'' for John.
However, she could not say why until today, as the plan had not been confirmed, she said.
For Ed Sheeran's concerts last Easter, the Dunedin City Council allowed the Dunedin Holiday Park to use the nearby Tahuna Park to accommodate additional camper vans and tents for 450 people.
The Masters Games had been booked for a long time, she said.
"And someone like Elton John, if he's coming at that time he's not going to be able to juggle because the Master's Games is going on.''
