That is, if you believed a recently erected sign at the entrance to the village declaring the new development "Waitati Water".
"Views to die for, get your feet wet," the sign exclaimed.
"Security guaranteed, after a fashion" and "careful what you wish for" are also laid out on the sign.
There is no phone number and the picture is of a marina development with expensive new houses, each with a private jetty.
But, a stubborn group of locals, known as the Waitati militia, is determined to stop the development from going ahead and will do anything to get in the way of real estate company Geoffies and its development dreams.
It is all part of a show being set up by the Clan McGillicuddy.
"These corporate raiders think they are going to put a subdivision on our island," said the leader of the Waitati militia, Mandy Mayhem-Bullock.
"Well, not on my watch. They will get a short, sharp message ... with a tea break in between."
Mark Servian would act the villain - proclaiming himself Thane Gordonton, chief executive of Geoffies Development.
"I’d just like to say that Waitati Waters is a marine village offering a superior 21st century-lifestyle to the discerning, high net worth individual," he said.
Playing the part of CEO, he was dressed in a suit with fake chain mail underneath.
"It’s going to be a cutting edge, gated eco-community surrounded by super secure predator-free fencing and powered by an underwater wind farm in the bay" Mr Servian said.
"It’ll have zero-emission carbon-neutral development ... in fact the environment will be better off with it."
The two sides will battle in skirmishes at Doctors Point on Saturday and Warrington Reserve on Sunday. Both events are at 1pm.
They will then meet for a final battle next Tuesday on the main road in Waitati, next to the library. That will also be at 1pm.
All the fighting will occur under "Pacifist Warfare Rules", where fighters can only use swords made of newspaper and shields made of cardboard.
"Mass effect" weapons such as flour and water bombs will be permitted.
Mr Servian said Clan McGillicuddy had people coming from as far away as Aberdeen and Thailand for the theatrical showdown.
