Cost to build spikes since '08

A housing cost index shows homes in New Zealand's four main centres are up more than 21% since the 2007-08 global financial crisis, with Dunedin at present the cheapest of the four centres.

QV national spokeswoman Andrea Rush said the QV costbuilder data showed that after peaking in 2007, the cost of building a home dropped between 2008 and 2010, following the global financial crisis.

''It then jumped significantly between 2011 and 2012 when the Christchurch rebuild got under way.''

That year the cost of building a standard 90sqm-130sqm home in Christchurch jumped 21.63%, in Auckland it rose 14.29%, Wellington increased 11.02% and Dunedin climbed 10.20%.

Since then residential building costs had continued to rise annually at a rate of between 1.5% and 5.5% per year, across all costbuilder categories and the cities measured, Ms Rush said.

The highest increases in costs were in the large house category, between 200sqm and 600sqm range, with the price up 34% since the previous building boom peak of 2007.

Costbuilder also provides average costs on industrial and commercial buildings.
