A church group had been considering the hospitality-centred building, on the corner of Bay View Rd and Prince Albert Rd, but had purchased elsewhere in the city, Colliers commercial and industrial sales broker Bill Brown said yesterday.
In July last year, the United Services and Community Club Trust, a charitable trust which runs the club, was placed in voluntary liquidation with Insolvency Management Ltd.
The liquidator's six-monthly report said creditors' claims had totalled more than $324,000; $217,553 to secured creditors, $3331 to preferential and $103,267 to unsecured creditors.
The building, including kitchen, bar and car parks, has a capital value of $740,000, and liquidators expect proceeds of the sale to clear creditors' debts of $324,000.
The club, whose members were from the Ex-Royal Navalmen's Association and RSA, had dwindling membership and annual fees did not sustain the facilities.
Mr Brown said two parties were showing interest in the building with one in "pre-negotiations", with an asking price of $385,000, plus GST, if any.
"The kitchen and bar facilities are ideally suited to a community-based group," Mr Brown said.
Liquidators have said in the past that any surplus funds from the sale would be evenly split between the Dunedin RSA and a welfare association under the Ex-Royal Navalmen's umbrella, which was required under a deed of trust.
