House height a concern

The Dunedin City Council is considering plans for a two-storey house to replace five dilapidated garages in Arthur St, Dunedin, despite concerns the new structure would breach height restrictions.

Under the proposal, the new home would be built at 15 Arthur St, opposite Otago Boys High School.

A report from Dunedin City Council planner Jeremy Grey noted the new home would breach a 9m maximum height restriction, included in the council's district plan, by up to 2.8m.

The home would also fail to comply with rules governing retaining walls, height planes and the minimum size of front sections, his report said.

The overall impact on the surrounding street would not be significant, and the development would be an improvement on the garages occupying the site, Mr Grey's report concluded.

However, shading of a neighbouring property at 209 Cargill St would be at its worst in winter, with "significant" impact from 3.30pm, it said.

The proposal, which was the subject of limited notification of surrounding homes, attracted just two submissions - only one in opposition - and was the subject of a land use consent hearing yesterday.

Council hearings committee chairman Cr Colin Weatherall said after the hearing, a decision would be released in 10 days.
