A recently approved subdivision in Helensburgh, Dunedin, is attracting significant interest from people looking to buy sections, the landowner says.

The 36-lot Flagstaff Dunedin subdivision in Wakari Rd has been pitched in its marketing as providing "the best residential sections available this close to the Octagon in decades".

Landowner and retired builder John Kidston said there was a strong response last weekend and the site would again be open for viewing this weekend.

He wanted to see site works start in September and the sales listing said titles would be issued in spring next year.

A resource consent for subdivision and development works was granted at the end of last month.

A report to a senior Dunedin City Council planner described the land as pastoral and said there were several farm buildings on site.

The Wakari Rd site expanding the city’s hill suburbs was one parcel of land unlocked for potential development by council rezoning early last year.

Mr Kidston said it had taken quite a while for the project to come together, but the council had been helpful.

He was pleased consent had come through and said further stages of planned development could bring the tally to 108 sections in the end.

Advantages of the site included its views and accessibility to nature and recreation while being relatively close to the city centre, he said.

The council planning report said the lots ranged in size between 401sq m and 1133sq m.

Consultancy Terramark said in the project’s application some lots on upper slopes were proposed to contain two-level dwellings.

Two lots were earmarked for duplex development, allowing two buildings to share a common wall in each case.

It is intended the area will have two water detention ponds and some lots will have individual detention tanks.

The proposed layout included a relatively narrow reserve along the southeast and southwest sides of the site and a walkway would be constructed.
