A house fire in North East Valley, Dunedin, last night was accidental and could have been worse, the fire investigator says.

One person was taken to hospital in a moderate condition following the fire in North Rd last night.

Fenz shift manager Amanda Ensor said crews from Willowbank, Dunedin, Roslyn, and St Kilda were called to the scene about 8.30pm after a well-established fire was witnessed at the rear of the property.

Fire investigator Matt Jones said the fire started in the kitchen, spread into the dining area and into the hallway before it was extinguished.

There was smoke damage in the hall and a couple of rooms.

But in places where there were bedroom doors closed, which stopped the spread of fire, "they were like they were brand new".

There were working smoke alarms at the property and the tenant had done "everything right".

He said the victim had suffered burns.

Ms Ensor said an eyewitness reported "large flames" coming out of the window of the property near the intersection of Blacks Rd.

She said all persons were accounted for at the property, and one person was taken to hospital.

Hato Hone St John said one patient was assessed at the scene and transported to Dunedin Hospital in a moderate condition.
