
Eight tenancies, including a central bar, are on offer on the ground-floor "Eatspace" area of the new-look O’Connells building, are due to open in October following a $26 million upgrade.
With total capacity for about 230, at tables and chairs, booths, bar leaners and seating around individual tenancies, most of the six tenancies surrounding the bar measure about 18sqm.
There is also a bunker-like tenancy separate to the main dining area.
But the per-square-metre base rent — understood to start about $5000 — puts it above the top end of Queenstown prices and comparative offerings in Auckland’s CBD.
In the resort, prime CBD sites go for about $1800-$2000/sqm.
It is understood high-end rents in Auckland range from about $1500-$3000/sqm.
Figures seen by Mountain Scene show tenants in Queenstown will pay a base rent and then additional costs to cover operating expenditure for the building and food court operating expenses, both of which are currently estimated.
The rent includes structural framing for a kiosk, common area fit-out, air conditioning and toilet facilities.
Skyline Enterprises property and accommodation general manager Alastair Clifford declined to comment.
However, he said last month the redeveloped building marked a maturing of the resort, and interest in Eatspace tenancies had been high.
