The 4.5ha precinct, south of Wakatipu High School, would include a medical clinic, retirement village, Salvation Army centre, community centre, kindergarten and ''student tuition building''.
The multistorey Queenstown Clinic would house general practice doctors, a pharmacy, cafe, physiotherapy and sports rehabilitation facilities, Skin Institute Queenstown and a dental surgery.
Remarkables Park Ltd executive chairman Alastair Porter said the top floor had been ''designed to accommodate a private hospital facility'' and
Remarkables Park was ''in discussion with other parties'' for its facility.
He expected construction to begin next year.
